  • Accessibility Bonus: For adaptive reuse projects, ADUs that are fully handicapped accessible under New Jersey’s Barrier Free Subcode may receive a 5% increase in total allowable floor area.

  • Placement: Detached ADUs must be located in the rear yard.

  • Lot Coverage: Accessory buildings cannot occupy more than 25% of the rear yard (limited to 15% in R-O and R-O(a) zones).

  • Footprint: ADU’s cannot exceed 40 feet in any one direction .
